Why seal your asphalt driveway?
Westchester winters are hard on asphalt. Water seeps into small cracks, freezes, expands and turns them into bigger cracks and potholes. Road salt, oil drips and summer sun dry the surface out and fade it to gray. A professional sealcoat puts a protective layer back on top — and makes the whole property look sharper.
- Seals out water that causes freeze-thaw cracking
- Protects against road salt, oil and gas spills
- Shields the surface from UV fading and drying
- Extends the life of your driveway and delays costly repaving
- Restores a rich, even black finish that boosts curb appeal
Our driveway sealing process
1. Clean the surface. We blow off and wash away dirt, leaves and loose debris, and edge back grass growing over the sides so the sealer bonds properly.
2. Treat stains and fill cracks. Oil spots are treated and cracks are filled before sealing, so water can’t get underneath.
3. Apply the sealcoat. We apply an even coat across the whole driveway, keeping it off your walkways, garage door, lawn and landscaping.
4. Let it cure. We block off the driveway and let you know when it’s safe to walk and drive on it again — usually within a day or two, depending on the weather.
When is the best time to seal a driveway?
Sealcoating needs dry weather and mild temperatures, so in our area the season typically runs from late spring through early fall. Most driveways benefit from sealing every two to three years. New asphalt should cure for several months before its first coat — ask us and we’ll tell you honestly whether your driveway needs it yet.
Pair it with pressure washing. Have your walkways, steps and patio pressure washed the same visit for a complete, finished look.
